In order to properly assess the price point at which your property should be listed and sold, we need to perform 3 things:

  • Visual Inspection: We need to come take a look at your property in order to better understand the product we are evaluating
  • Comparative Market Analysis: This analysis consists of doing research on all similar properties recently sold and the ones currently active in your area.
  • Understanding constraints: This is where we take into consideration all the intangible aspects such as the timing and quickness of the sale, occupation terms, financial conditions, etc…

In essence, agents will charge anywhere between 4% and 6%; we work with a formula that mutually benefits all parties. We evaluate each file on its own and depending on both the constraints and the terms of the sale, we adjust our fees accordingly.

  • Pricing: We analyse the market to price your property in a way to broaden the market vs narrowing it.
  • Exposure: We make sure your property is listed on Centris and other websites that we deem valuable and we also collaborate with influencers to maximize exposure.
  • Collaborate: We collaborate with the top buyer agents in the area by providing incentives to come visit your property.
  • Marketing: We bring professionals to ensure all marketing materials from social media to original print are done to our high standard of quality.
  • Prospect: We invest hours of everyday prospecting potential buyers in order to maximise the chances of obtaining an offer.
  • Feedback: We are real estate agents, not secret agents; once we list your property, we stay in contact on a weekly basis to keep you informed of the developments.
  • Management: We manage the offers submitted, help negotiate the best terms for you, ensure the conditions are respected and finalize the transaction at the notary.
